Our Process
Below is a brief overview of Providence's property seach process. Whether your goal is to find property to
lease or purchase, we would love to search the market to find exactly what you need and then negotiate
the right deal for you.

- Understanding your Needs – A review of Tenant’s business plan, facility needs,
and the general market opportunities to determine short and long-term real estate
goals.
- Market Evaluation – Identify all logical alternatives in the market that could satisfy
Tenant’s requirements and reduce them to a short list for a more comprehensive
evaluation.
- Evaluation of Identified Alternatives – Complete a comprehensive evaluation of
selected alternatives and further reduce the number of alternatives prior to lease
negotiations.
- Negotiation and Execution – Select the alternative that best satisfies Tenant’s
needs– negotiate terms and conditions and finalize the documents.
- Implementation – Confirm final design and begin construction activities, monitor
construction progress and cost schedule leading to a completed move on time on
or below budget.
- Post project documentation and evaluation – Consolidate key documents and
summarize key action dates that Providence Real Estate Advisors and Tenant will
monitor on an ongoing basis.
